Anyone who has traveled to areas such as New York, Los Angeles, San Diego or San Francisco will of course tell you how everything is more expensive. For example, here in the Fresno, California area gas is not to high (at the time of this post) at around $2.50. Whereas these more expensive areas, will be obviously more expensive. We all know this. So comparing pricing for a home inspection in one area is not going to be comparable to what it may be in another area. We all have bills to pay, higher cost of living equals higher pricing. Again, at the time of this post I believe the nation average for a typical home inspection is around $370.
What Other Inspection Services Are You Ordering?
Many home inspection companies offer ancillary services. These types of inspections typically include, Wood-Destroying Organisms (termite & dry rot), Pool and/or spa inspection, septic inspection, well inspection, water testing, indoor air quality, mold and so on. I know of quite a few home inspection companies that will add on say a WDO inspection for free when you order a general home inspection with them. On the other hand, there are also many companies that will charge, typically a small amount for the WDO inspection when bundled with a general home inspection. Again, I will use my company EC Home inspections. We offer our clients pool and/or spa inspections along with our general home inspection. And we price that at $25 extra on top of our normal fee. This is a substantial savings for our clients because to get a pool company to come out and inspect will be well over $75. Most areas that I know of typically require at a minimum for a real estate transaction a home inspection and a termite inspection. If you are looking to buy in a mountainous or more rural area, you will probably be needing a home inspection, termite inspection, well inspection and a septic inspection. I get asked quite often by a home buyer "should I get a xyz inspection done?" my answer is always yes, I believe home buyers should get as many inspections as necessary for the home and the area. Again, here in Fresno, California you will more then likely just need a home and termite inspection, possibly a sewer scope as we have a lot of older homes in our area.
Quotes Vary From Company To Company
This is a somewhat common sense topic, when asking any sort of business for a quote on pricing. Every company is different, pricing will vary. Here in Fresno, Home Inspectors are charging from around $200 to the high side, which is my company over $300 for a basic 1700 square foot home, 3 beds, 2 baths. All of our home inspectors are trained, certified, take annual continuing education, use state-of-the-art tools, we arrive 15 minutes early to the job, our inspection time is typically longer then most companies, we include photos, warranties, many other additional services to our clients free of charge and deliver our reports the same day as the inspection. Yes, I just tooted my own horn there for a minute and may have gotten a little off topic. I am using this as an example to tell you why the higher end companies offer a higher end service. This to me, is the topic most clients/home buyers neglect to do there due diligence on. What Does A Home Inspection Cost? I have given you 3 variables to this question. My final word of advice, and I believe this is the most important so I hope you have not left this page yet. When speaking to a home inspector, instead of simply getting a price and hanging up. Ask them questions! Are you affiliated with any home inspection organizations i.e International Association of Certified Home Inspectors (InterNACHI) or American Society Of Home Inspectors (ASHI) ? Do you take photos? yes, it is 2016 and I still know of home inspectors that are still doing things with a pen and paper, this is where I bow my head in shame and disgust. But it is still happening. Do you take continuing education classes? this question is difficult in some states. States that require home inspectors to be licensed, will most often require them to take continuing ed classes to remain licensed. So this question may be null and void in some areas. When will you get the full report? I believe any home inspector, unless they are doing more then 2 inspections per day, which if you are doing that many in one day makes me want to throw up a red flag as to how much time that inspection company is actually spending on site. A Home Inspector should get you the report the same day, even if it is 11:59pm that day.
